“I love mobile home leads because oftentimes I can convert them into a condo or townhome sale if the buyer is flexible. Not all agents want mobile home leads, but they don’t realize what a gem they are. And those are the people who need the help the most. Buyers don’t realize what they’re capable of. The largest clients I have came in for a little tiny mobile home inquiry, and I got them into a condo.”
Arthur explained his process to us.
“Most clients just don’t know what they’re capable of, but once I show them the difference and long term benefits of purchasing a permanent structure rather than a mobile home they oftentimes realize they can afford more than they originally thought.
The prices on sites like Zillow are often misleading for folks searching for mobile homes. When someone purchases a mobile home, the monthly price is going to be 2-3x what it shows online.
Once I provide a comparison people start to understand their options a bit better. For example, if a client comes to me interested in a $150,000 mobile home, I would tell them their monthly payment is going to be $2K-$3K and every year that payment will increase; it’s not a fixed price, they have to pay to rent the space where the mobile home sits.
And in that situation, I know I can find them a permanent home with a lower monthly payment and it will be a stable, fixed payment. No surprises down the road. Nobody will be able to throw them out, or tell them their home is too old and they have to get rid of it and sell it for next to nothing. With a house, it’s theirs, they own it.
